The project will be using 2 different types of structure one in steel for achieving the dynamism the tower and the other one in concrete in a more organized alignment

The site is located at a zone called CT-2 which means Commercial Touristic 2
This zone allows the construction of any building which could promote the commercial activity of the zone as well as attract the tourism and compliment any residential building located in the same zone. This zone allows the construction of residential buildings, retail, hotels, any entertainment facilities such as nightclubs, casino, restaurants among others.
Any public or private clubs or dance halls should provide at least one parking space every 33 square feet or portion thereof of net floor area devoted to meeting people.
In C and CT districts it is permitted to have as parking lot another site which serves more than one project or land use, even when user must pay for the service. This parking lot provided should be capable enough to serve all, according to the requirements of this regulation.
For any trade or vocational schools, colleges and universities, day care centers, auditoriums, classrooms, convention center, restaurants or cafeterias, theaters, cinemas, studios, stadiums, racetracks, dog track, skate rounds, playgrounds, commercial, funeral, or other similar public gathering place; one space per every 5 seats or users should be provided.

SIte Analysis
The Site is Located in Condado Puerto Rico |

The zoning code only permit the use of 75% of the site for building constrction |
Condado is surrounded by water which allows view from the site to the Beach and to the Condado lagoon |
There's a high zone of wave in front of the site, and since the site is located in the beach front tidal power could be potentialy used to generate energy as well. |
Sun, wind and waves analysis. The three of them combined could make a big effect in the site depending of the way it is used. |
Show's the way a building could be affected by sun and wind. |
There's a big issue with sustainability in Puerto Rico, where this have not been put in practice and people have not adquire knowledge about it. |
