In assembly areas the maximum travel distance to an exit in an outdoor seating space is 200 ft, in an indoor sprinkled area the maximum travel distance is 250ft.  The largest room that may have only one door is of 50 occupants.
Maximum length in dead end corridors is 20 ft.
Minimum clear corridor width, as well as the minimum stair width are 44 in for more than 50 occupants and 36 in for 50 occupants or less.
Vertical Distribution of Service for large buildings -
    Pools - there’s a need of 1 water closet per every 100 male and 1 water closet per every 50 female, 1 lavatory per 150 people and 1 drinking fountain
    per 500 people

The largest unsprinklered travel distance is 150, limited to 50 ft within a room and 100 ft within a suite.  The maximum sprinkler travel distance to an exit is 200ft.  The largest room that may have only one door is a sleeping room of 1000 ft2 in area or a non sleeping room of 2500 ft2.
Maximum length of dead end corridor is 20 ft.
The minimum, clear corridor width is 44 in for more than 50 people and 36 inches for fewer.  In case where occupants are incapacitated the minimum width will be 72 in. and 96 inches where beds must be moved. 
There’s a need of 1 water closet per every 15 users, same as lavatories and bathrooms/showers.
There’s a need of 1 drinking fountain per every 100 people

S - Storage

The unsprinklered travel distance to an exit is up to 300 ft and the sprinkled distance is 400ft.  The largest room that may have only one door is 30 occupants.
Maximum length in dead end corridors is 20 ft.
Minimum clear corridor width, as well as the minimum stair width are 44 in for more than 50 occupants and 36 in for 50 occupants or fewer.


The site is located at a zone called  CT-2  which means Commercial Touristic 2
This zone allows the construction of any building which could promote the commercial activity of the zone as well as attract the tourism and compliment any residential building located in the same zone.  This zone allows the construction of residential buildings, retail, hotels, any entertainment facilities such as nightclubs, casino, restaurants among others.

Any public or private clubs or dance halls should provide at least one parking space every 33 square feet or portion thereof of net floor area devoted to meeting people.
In C and CT districts it is permitted to have as parking lot another site which serves more than one project or land use, even when user must pay for the service.  This parking lot provided should be capable enough to serve all, according to the requirements of this regulation.

For any trade or vocational schools, colleges and universities, day care centers, auditoriums, classrooms, convention center, restaurants or cafeterias, theaters, cinemas, studios, stadiums, racetracks, dog track, skate rounds, playgrounds, commercial, funeral, or other similar public gathering place; one space per every 5 seats or users should be provided.

There’s a parking lot near the site with 350 parking spots and another with 50 parking spots, these parking lots could become the parking of the project.
